Is it true Tennessee has no state income tax?
Yes. Tennessee does not tax wages or salaries. Property taxes here are also on the lower side nationally, though they vary by county and city, and I'll show you the actual numbers for any home you're considering.
Can I buy without flying out?
People do it often. I walk homes on video with you, send the full disclosures and inspection reports, and closings can be handled remotely with a mobile notary. Most people still like one trip to see the finalists, and I'll plan it so one visit covers everything.
How far ahead should I start?
Three to six months out is ideal for picking a city and getting a lender lined up. If you're a year out, that's fine too. I'm happy to send listings so you learn the market before you need to decide anything.
What happens after I send this?
I text you the shortlist with current listings in each city and ask a couple of questions about your move. From there it's your pace. No drip campaign.
